Unique and Beautiful Beachside Community
New Smyrna Beach's beachside community is actually on a barrier island. It is bound on the north by the Ponce de Leon Inlet and on the south by the beautiful Canaveral Seashore Park. Access to the beachside is provided by means of two bridges, a highrise bridge at the South Causeway from SR 44 and a drawbridge from the North Causeway running from the downtown business district.
The beachside in New Smyrna Beach is a picturesque area. The main street, Flagler Avenue, is lined with palm trees and cute boutiques, taverns and surf shops. Access to the beach is via paved ramps, wooden walk-overs and paved public parking areas. For a fee, portions of the beach are drivable depending on tidal conditions.
New Smyrna Oceanfront Homes range from old cracker style single family residences, 1960's concrete block homes, to newly constructed Oceanfront luxury homes. Further north along Peninsula Drive toward Ponce Inlet are gorgeous riverfront estates and luxury condominiums ending at the Coast Guard Station and Smyrna Dunes Park. There are still some vacant lots available for development in this area. Oceanfront properties along Atlantic Avenue range from multi-family to single family residences and have been well tended. They have beautiful views of the Atlantic Ocean.

Brief History of New Smyrna Beach
The city was first established as a colony in 1768 by Dr. Andrew Turnbull and a group of Minorcan settlers. Turnbull received a royal land grant for more than 100,000 acres. That was a lot of real estate! The colony was named New Smyrna. It was abandoned 10 years later due to disease, illness and lack of money. Evidence of the unfortunate settlers still exists with the remains of the "Old Fort" on Sams Avenue and Washington Street across from the Marina in the historic district. Relics of later settlers are found at the old Cruger and Depeyster Sugar Mill ruins near Mission Road.
New Smyrna Beach actually has two parts, the mainland and the beachside. They were once two distinct communities, New Smyrna and Coronado, separated by a wooden "swing" bridge. In 1947, the two communities were incorporated as New Smyrna Beach. But even today they each retain a distinct identity.
New Smyrna Beach Mainland and Beyond
On the mainland in New Smyrna Beach, the historic downtown area between US-1, Canal Street, Lytle Avenue, Washington Street and Riverside Drive contains dozens of historic homes, bed and breakfast inns, the New Smyrna Historical Museum, antique shops, restaurants, pubs and businesses. For owners of real estate in the historic district, certain incentives for improvements may be available from the City of New Smyrna Beach.
Still further afield, west of I-95, between Pioneer Trail and SR 44 in New Smyrna Beach is Venetian Bay. This real estate development is beautiful! Luxury homes, townhomes, condominiums and more grace this area. The community has an active social calender with performances by live bands and other groups. With a pool facility, fitness center, nature facility, golf course and proposed shopping facility it's a popular address in New Smyrna Beach.
Shopping in New Smyrna Beach can be found on either the beachside or the mainland. The beachside has several shopping centers anchored by Publix and Food Lion. There are also pharmacies, restaurants, gift shops, boutiques, banks and professional offices. The mainland features two shopping plazas with a Publix and Winn-Dixie as anchors. Banks and professional services are located along SR 44 or Dixie Freeway. Fast food restaurants are all located on the mainland on either SR 44 or US-1 (Dixie Freeway).
